Monica Slusser

Monica serves as an Asset Manager for Pensam. In her role as Asset Manager, her primary focus includes overseeing property operations,  identifying areas of financial growth and maximizing performance. Additional responsibilities include analyzing property-level financials, evaluating local markets and trends, overseeing extensive capital projects, conducting property evaluations and aiding in administrative support.

Prior to becoming an Asset Manager with Pensam, Monica worked in multi-family management. She has extensive experience managing for REITs, third-party and owner managed properties in both the Seattle and Denver markets. Her background includes property acquisitions & due diligence,  lease ups, value-add renovations, senior living, mid-rise and garden style communities.

Mary Hazuka

Mary Hazuka serves as an Asset Manager for Pensam. Her primary responsibilities are supporting the operations and performance for Pensam’s portfolio, working to maintain and improve strategic plans to ensure maximization of performance. Additional responsibilities include monitoring leasing and operating activity, analyzing and reviewing property-level financial reports, conducting property site inspections, evaluating local market trends, providing property rehabilitation administrative support, and aiding in the investor reporting process.

Prior to joining Pensam, Mary worked in the multifamily property management industry with Greystar in both the Seattle and Denver markets. Mary’s background in multifamily property management includes new construction lease ups, value-add renovations, tax credit communities, urban high-rise with retail, mid-rise and garden style communities.

Mary holds a Bachelor’s degree in Applied Communications from Gonzaga University.

Kristian Ventura

Kristian Ventura serves as an Asset Management Analyst for Pensam. His primary responsibilities include preparing financial reports on property and portfolio performance, identifying areas for financial growth within properties, monitoring leasing and operating activity, and reviewing property-level financial statements. Additional responsibilities include providing property rehabilitation administrative support, and aiding in the investor reporting and distribution process for Pensam’s equity investments.

Prior to joining Pensam, Kristian worked at Private Client Group, a division of Equitable Advisors located in Miami, where he assisted in the management of the group’s investment strategies, retirement planning, and wealth management analysis for clients.

Kristian graduated from the University of Miami, where he earned a Bachelor of Business Administration in Finance and Marketing.

David Perez

David Perez leads the Investor Relations Department at Pensam.  David informs and supports current and potential investors through direct communications, investment-related reporting, compliance administration, marketing material administration and public messaging.

David brings over 7 years of experience serving high net worth investors and family offices at firms such as Morgan Stanley and Merrill Lynch. Prior to joining Pensam Capital, David served as the Managing Director of a global manufacturer. During his 6-year tenure, David spearheaded the company’s entrance into the US market proactively generating and evaluating strategic growth options and business opportunities.

David holds a Master of Liberal Arts from Harvard University and a BA in Finance from the University of Miami.

Gabriel Fernandez

Gabriel serves as a Finance Portfolio Manager for Pensam’s preferred equity and lending portfolios. In this role, he is responsible for analyzing investment performance, managing loan servicing and asset management processes, preparing debt schedules, producing financial reports, and maintaining accounting records.

Prior to joining Pensam, Gabriel worked at COFE Properties as a Fund Manager, where he prepared distribution waterfalls, reported financial performance, assisted with investor relations, and maintained accounting books.

Gabriel earned a BA in Economics from the University of Florida and a Master of Business Administration with a concentration in Mergers and Acquisitions from the University of Miami.

Prior to joining Pensam, Benjamin worked as an Investment Banking Analyst at Kuvera Capital, an investment bank based in Bangkok, Thailand, focusing on commercial real estate, blockchain technology, and renewable energy.

Benjamin graduated from Florida International University, where he earned a Bachelor of Arts in Economics.

Victor de Zárraga

Victor de Zárraga serves as Vice President of Portfolio Management for Pensam.  His responsibilities include identifying areas for financial growth within properties, monitoring leasing and operating activity, reviewing property-level financial statements, providing property rehabilitation administrative support, and leading the investor reporting process.  Victor works in constant collaboration with Pensam’s strategic partners to effectively manage the multihousing portfolio.  Victor oversees Pensam’s assets in Florida and the Midwest.  Prior to his placement on the Asset Management team, he worked as an Analyst within Pensam’s Acquisitions group.

Prior to joining Pensam, Victor worked as a Real Estate Analyst intern at Holliday Fenoglio Fowler, LP, focusing on multihousing investments sales with additional experience in retail, industrial, and office products.  Victor graduated from Babson College, where he earned a Bachelor of Science in Business Administration with concentrations in Finance and Global Business Management.

Katie Vanderveen

Katie Vanderveen serves as Vice President of Asset Management for Pensam. Her responsibilities include identifying areas for financial growth within properties, monitoring leasing and operating activity, reviewing property-level financial statements, providing property rehabilitation administrative support, and aiding in the investor reporting process. Katie works in constant collaboration with Pensam’s property management teams to effectively manage the multihousing portfolio. Katie’s primary focus is on Pensam’s assets in the Midwest and Colorado.

Prior to joining Pensam, Katie worked as VP of Asset Management for Capital Real Estate overseeing a 3500-unit multifamily portfolio in three states. Preceding that she held multiple roles at Laramar, including Regional Property Manager overseeing 2,900 units, Property Accountant, Trainer, and Business Applications Support. Her extensive background in property management includes onsite management, multi-site management, value-add renovations, new construction lease-up, condo conversion, acquisitions & due diligence, client relations, and property accounting.

Katie holds a Bachelor of Business Administration in Finance from Grand Valley State University.

Joseph Menendez

Joseph Menendez serves as an Equity Portfolio Finance Manager for Pensam. Prior to joining Pensam, Joseph worked at CFH Group, a development and property management company located in Coral Gables, where he assisted in the valuation and due diligence of multifamily properties for potential acquisition. Joseph graduated from Babson College, where he earned a Bachelor of Science in Business Administration with a concentration in Finance.
