Nisha Bhatia

Nisha is Chief Legal Officer at Pensam.

After joining Pensam as a legal intern in 2009, Nisha served as General Counsel in 2010 and Senior General Counsel in 2021. In her current role as Chief Legal Officer, Nisha oversees Pensam’s legal department and advises senior leadership on corporate governance, investment structuring, regulatory compliance, and complex transactional matters. As a member of Pensam’s Executive Committee, she plays a key leadership role in guiding the firm’s strategic direction and ensuring legal alignment across all business functions while fostering a culture of partnership across departments.

Over the course of her tenure, Nisha has closed more than $8 billion in real estate transactions, including acquisitions, dispositions, refinancings, and structured financing. Her work on Pensam’s portfolio spans the full lifecycle of real estate investments, encompassing strategic planning, legal structuring, due diligence, and transaction execution, as well as ongoing asset management, risk mitigation, investor relations support, and cross-functional collaboration.

Nisha holds a B.A. from Rutgers University and earned her J.D. from the University of Miami School of Law. She is a member of the Florida Bar.

Marco Ferri

Marco serves as Chief Operating Officer for Pensam and plays a crucial role in ensuring the smooth operation of all aspects of the business and execution of business objectives. His responsibilities include overseeing the implementation of the business plan for each core department of the company, identifying areas to optimize operational efficiencies, and managing capital investment as well as expenses to ensure profitability targets are achieved.

Prior to joining Pensam, Marco was Chief Corporate Development Officer at MarketWise where he led all external growth initiatives, including the acquisition and integration of multiple subsidiaries and franchises, and the launch of several joint ventures. Marco was a key member of the management team that led MarketWise to a publicly-traded listing on NASDAQ.  Prior to MarketWise, Marco was a corporate lawyer for 20 years, specializing in both domestic and international mergers and acquisitions as well as debt and equity financing.

Marco earned a Bachelor’s of Business Administration with a concentration on marketing from the University of Notre Dame, and a Juris Doctor with honors, from the University of Florida Levin College of Law.

Noah Miller

Noah is a Partner, Executive Vice President at Pensam, serving in a broad range of leadership capacities across debt and equity investments, capital markets, and operations. He is responsible for accelerating the growth of Pensam’s multifamily investment platform and expanding capital raising initiatives. Noah joined the firm in 2014 and previously served as Vice President of Acquisitions and Finance.

Over the last 15 years, he has been involved in more than $2B worth of debt and equity transactions at both private and publicly traded commercial real estate organizations, including Equity Residential, Marcus & Millichap, Gelt Financial and Royal Palm Funding.

Noah is regarded as a commercial real estate expert and frequently provides press commentary on real estate investing and lending best practices. In addition to his ongoing contributor byline in the Scotsman Guide, he has been featured in media outlets such as Bloomberg Radio, Commercial Property Executive, Bisnow, National Real Estate Investor and more. He is also a frequent moderator and panelist for Urban Land Institute, Crittenden, IMN, ConnectCRE and others.

Noah is a graduate of the University of Central Florida and proudly serves as a member of the Real Estate Council at the Florida International University Hollo School of Real Estate.

Ray Cleeman

Ray is Partner and Head of Capital Markets and Lending at Pensam. He is responsible for sourcing, structuring, negotiating and executing on whole-loans, mezzanine loans and preferred equity investments. Ray is also responsible for building relationships with sponsors to help provide innovative capital solutions that are tailored to their unique funding needs. Additionally, he leads Pensam’s efforts to build close relationships with senior lenders, including debt funds, commercial banks and life companies.

Ray spent the formative years of his career on Wall Street having worked as an investment banker at Credit Suisse, Donaldson, Lufkin & Jenerette, and Raymond James. He has been involved in the issuance of over $6 billion of high yield securities, the issuance of over $3 billion of private and public equities, arranged bridge commitments and senior loan facilities, advised on over $7 billion of global M&A transactions and advised on several merchant banking transactions. Previously, Ray was also SVP Finance and Treasurer of a publicly traded company.

Dominic Rechichi

Dominic is Partner, Head of Development and Construction at Pensam. Dominic leads Pensam’s design and project management teams in ensuring projects are designed and managed effectively to limit risk, maintain efficient schedules, and deliver quality product. Dominic and the Pensam development team concentrate their efforts on ensuring project success by focusing on efficient design, meticulous project management, and effective communication.

Prior to this, Dominic served as Director of Asset Management for Pensam.

In his role as Director of Asset Management, Dominic was responsible for the overall stewardship and performance of the firm’s property portfolio spanning over 10,000 multifamily units throughout the country.  Previous to his tenure at Pensam, Dominic worked in multiple roles within the commercial real estate industry primarily focusing within the multifamily business. His experience includes acquiring, developing, rehabilitating, and building multifamily communities. Dominic started his real estate career working for SunTrust Bank in South Florida as a commercial real estate lender and portfolio manager.

Dominic is an active member of the Urban Land Institute (ULI), National Multi Housing Council (NMHC), and NYU Real Estate Institute.  He holds a Bachelor of Science degree in Finance and International Business from Florida State University and earned a graduate degree from New York University with an emphasis in real estate development and investments.

Hen Shoval

Hen is a Principal and the Partner, Chief Investment Officer at Pensam, where he leads the company’s investment activities, including property acquisitions, dispositions, and structured finance transactions. He has spearheaded transactions exceeding $10 billion.

Prior to joining Pensam, Hen held key positions at other real estate investment firms, focusing on the acquisition of multifamily properties across the United States.

Hen holds an MBA from Esade Business School, and a Bachelor of Arts in Economics from Florida International University.

Joe Ackerman

Joe is a Founding Partner of Pensam, where he leads the firm’s risk committee and leverages his extensive experience to support and participate in capital market activities.

Previously, Joe was a partner at Cidel Financial Group (CFG), a Canadian-based financial organization managing over USD 20 billion across various global asset management and trust companies. He also served as Vice President at Merrill Lynch in New York from 1994 to 2000, gaining comprehensive experience working with both private and institutional clients in credit products.

In addition to his professional endeavors, Joe is deeply involved in community organizations and philanthropic initiatives. He currently serves on the boards of The Greater Miami Jewish Federation—where he previously chaired the International Division—and the Michael-Ann Russell Jewish Community Center.

Joe holds a Bachelor of Science in Finance from Bentley University in Waltham, Massachusetts.

Michael Stein

Michael is a Founding Partner of Pensam.

With over 30 years of experience in the commercial real estate investment and structured finance sectors, Michael has been involved in over $10 billion of equity and debt real estate transactions.

 

Prior to founding Pensam in 2009, Michael was a partner in Miami-based Aztec Group, which invested in commercial, multihousing, and hospitality transactions. He began his real estate career in 1990 with CB Richard Ellis in Miami.

Michael is an active member of leading industry groups and councils such as the Urban Land Institute (ULI), National Multifamily Housing Council (NMHC), CRE Finance Council (CREFC), Mortgage Bankers Association (MBA) and American Seniors Housing Association (ASHA). In addition to his business leadership, Michael is active in local and national community organizations and philanthropic causes. He was past chair of the Greater Miami Jewish Federation Commerce and Professions division, a member of the collector’s council at the Miami Art Museum, a Patron of the Contemporary Art Museum in Miami and a Founder of Mount Sinai Medical Center. Michael is on the Board of Directors of The Great Lakes Group, a Cleveland, Ohio based maritime company.

Michael holds a Bachelor of Science degree in business administration from Skidmore College and is an alum of Harvard Business School.

Gavin Beekman

Gavin is the Founding Partner and CEO of Pensam Group, where he leads the firm’s strategic vision and oversees its daily operations.

Before founding Pensam, he was a partner at Cidel Financial Group, helping expand its global financial services portfolio exceeding $20 billion in assets. He began his career with Arthur Andersen in Cape Town, South Africa, before transitioning into private equity in New York.

Gavin is actively involved in the community and philanthropic efforts. He serves on the boards of Gulliver Prep, the Health Information Project (HIP) and is also an active member of YPO.

He holds a Bachelor of Commerce and a postgraduate degree in Accounting from Rhodes University and is a qualified Chartered Accountant.
